This lot is decent sized, basically 1/3 of an acre. Great views of the sherwins. Looks like you can see rock chute from the property. The RMF1 zoning means it can be used for multi-units or single-family homes so technically you could probably build multiple structures on this property. I'm not a zoning expert so I don't know exactly what you can do with this lot, but it's expensive.

Maybe that zoning is why they want so much for it but to me this is a $200,000 lot, maybe even a $175,000 lot. It's right on Old Mammoth Road, which may seem convenient but there are cars buzzing by all winter and all summer. Not a lot of privacy right on the road if privacy is your thing. I do think the right person could build something really cool on this lot, especially with those views. Maybe set it back off the road. Who knows what the back of the property looks like? I should drive by and look at it sometime soon but still it's expensive. If you buy the lot for $325K, then you spend $800,000 to $1 million to build. You know you're looking at $1.1 million to $1.3 million for a brand new house, which isn't crazy. But still I think the lot itself is a bit overpriced.
