At first take, $749,000 for a two-bedroom on Joaquin Road seems a little bit high but if you look at the pictures and dig into the description, this condo does have a lot to offer:

  • South-facing

  • 1,200 sq ft, so a decent amount of space

  • Three bathrooms

  • Its own hot tub that appears to be covered

Obviously there was a lot of love that was put into this property. I guess technically it's a town home and not a condo.

Looks like it sold in July of 2020 for $442,000 so they bought it right before the market went crazy with COVID. They probably put a decent amount of money into it and that's why they want $749,000 out of it. I think that's going to be a stretch here. I could see this selling for $679K, $659K even. I don't know Forest Creek Complex to be honest so I can't speak on that. It does appear to have a $925 HOA. That is kind of a killer. That is a lot of money for Mammoth and I'm not sure what you get for that money other than snow removal? Hopefully they take care of the roof and siding down the road but still that's a chunk of change every month. That must be one of the reasons they're selling. The HOA plus property taxes, they're paying probably close to $1,400 a month so that's almost $17,000 a year just for HOA and property taxes. The thing could be bleeding money. So after thinking through it with you, I would say this is not a good deal and they might have a hard time selling it at this price in this market unless the perfect buyer comes along.
